1. The market rate: €7.5–14 per m² per month
Pristina's office market trades on the classifieds portals, and the asking prices are public. Central listings observed in August 2026 clustered between €7.5 and €14 per square metre per month — a 79 m² office opposite the Assembly building at €7.5/m², a 112 m² office in Lakrishte at €14/m², with typical whole-office asks such as 60 m² at €500/month or 100 m² at €600/month. Stock is listed largely in Albanian on portals such as gjirafa.com and merrjep.com — worth knowing if you are searching from abroad in English and finding almost nothing.
By European capital standards these are low numbers. But the per-square-metre rate is the beginning of the budget, not the budget.
2. What the headline rent doesn't include
Almost everything on the local market is let as bare space. Before a team can sit down, a conventional lease typically adds:
- Deposit — commonly one to three months, held for the term.
- Fit-out and furniture — flooring, partitions, desks, chairs, lighting; weeks of procurement and a real capital outlay before day one.
- Utilities and internet — separate contracts for electricity, water and a business fibre line, each with its own setup lead time.
- Cleaning and maintenance — arranged and managed by you.
- No reception — deliveries, visitors and callers are your problem from day one.
- Term — local commercial lets generally want a year or more; walking away early costs the deposit or worse.
None of this is unusual — it is how bare-space leasing works everywhere. The point is that a €600/month listing is not a €600/month office. It is a €600/month room, plus everything above, plus the four to eight weeks it takes to make it work.
3. The serviced alternative, priced
Serviced space folds all of the above into one figure. Artana's published rates at Dukagjini Centre, all-inclusive of furniture, fibre WiFi, utilities, cleaning, staffed reception, parking access and a central business address:
| Arrangement | Price | Notes |
|---|---|---|
| Dedicated desk | €12/day · €45/week · €69/fortnight · €95/month | Your own desk, bookable online. Available now |
| Private suite (6–8 people) | from €1,450/month | Fully booked — next availability September 2026 |
| Entire floor (16–18 people) | from €3,295/month | ≈€190 per desk; waiting list |
| Meeting room | €80 per 2-hour slot | Seats 6–8, display, by enquiry |
Run the comparison honestly and the arithmetic is close on rent alone: a 100 m² lease at €600 against a €1,450 suite looks like the lease winning. Add the deposit, the fit-out, the furniture, the contracts, the cleaning, the missing reception and the lead time — and price the fact that the serviced figure needs no capital and starts this week — and for most teams under about twenty people the serviced number is the smaller total. Our cost-of-doing-business guide works the same logic through salaries and tax.
4. When a conventional lease wins
Fairness cuts both ways. A bare-space lease starts to make sense when the operation is large (several hundred square metres), the horizon is long (three years or more), and the fit-out is part of the brand — a flagship customer-facing office, say, rather than a working floor. That is why our own answer at the top of that range is not a lease pitch but the Dukagjini Tower whole-floor option: bespoke ~500 m² configurations for anchor teams, with the serviced model's speed and single invoice kept intact.
5. The budgeting rule of thumb
For a foreign company sizing a Pristina entry from abroad, three numbers cover most cases: €95 a month seats one person at a dedicated desk today; €1,450 a month houses a 6–8 person team in a private suite from September; €3,295 a month gives a 16–18 person operation its own floor at roughly €190 a desk. Every figure is all-inclusive, monthly, and requires no capital expenditure — which is usually the decisive line in the spreadsheet.
"The per-square-metre rate is the number people quote and the total is the number they pay. In Pristina the gap between the two is wide enough that the cheapest-looking option is often the most expensive one."

Common questions.
- How much is office rent in Pristina?
- Central listings observed in August 2026 mostly asked €7.5–14 per square metre per month — for example 60 m² at €500/month or 100 m² at €600/month. Those are bare-space figures: fit-out, furniture, utilities, internet and cleaning come on top. Serviced space bundles everything: a dedicated desk at Artana is €95/month; private suites start at €1,450/month all-inclusive.
- What does a conventional lease add on top of rent?
- Typically a deposit of one to three months, fit-out and furniture, separate electricity and internet contracts, cleaning, and any reception you want — plus the weeks it takes to make a bare space workable. None of that appears in the per-square-metre headline.
- When does serviced space win on cost?
- For teams up to roughly twenty people, and for any team that values speed and one predictable invoice, serviced space usually wins once every lease extra is priced in. Bare-space leases suit large, long-horizon operations that want their own branded fit-out.
